Refurbishment of Existing Motel and Construction of Seven Storey Serviced Apartment and 13 Storey Multiple Dwelling Buildings.

 

The project is located at Packard Place & Montoro Court Larrakeyah, Northern Territory, and consists of combining Lots 1295, 1296, 1287, and 1288 (1 & 2) Montoro Court and (7 and 8) Packard Place, Larrakeyah for the purpose of refurbishment of an existing (3) storey motel plus 24 by 2 and 12 by 1 bedroom serviced apartments in a (7) storey building plus 8 by 3, 36 by 2 and 4 by 1 bedroom multiple dwellings in a (13) storey building inclusive of the ground level plus (2) basement level car parking.

 

Redevelopment Asti Motel

Background:

The subject site is Lots 1295, 1296, 1287, and 1288 (1 and 2) Montoro Court and (7 and 8) Packard Place, Larrakeyah and is the site of the existing Asti Motel. The existing motel comprises three (3) buildings of no more than three (3) storeys around a central swimming pool area. Lot 1288 is currently a ground level surface car park.

 

The subject site is made up of four (4) separate parcels and is surrounded by roads on three (3) sides – Packard Place, Smith Street, and Montoro Court. The site has frontage to the Smith Street road reserve; however, there is almost 20 metres between the site boundary and the road pavement. This portion of the road reserve is developed with a City of Darwin car park area.

 

Current Proposal

The current application proposes to refurbish the portion of the Asti Motel located closest to Smith Street. This building will be remodelled to contain 40 motel rooms, a reception area, restaurant and conference rooms. The other two (2) existing buildings on the site are to be demolished.

 

A new seven-(7) storey building for serviced apartments is to be located along the Montoro Court and Smith Street frontage. This building will have ground level and basement car parking, 24 two-bedroom and 12 one-bedroom serviced apartments on floors 1 through 6.

 

A new 13 storey building is proposed for multiple dwellings along the rear of the site, with ground level and basement car parking, 8 three-bedroom, 36 two-bedroom and 4 one-bedroom multiple dwellings on floors 2 through 13.

 

The communal open space proposed is the existing pool and deck area adjacent the existing Asti Motel building.
